Most of the time there is no charge to a buyer to use an agent, as buyers’ agents are typically paid from the seller’s agent commission.

Meet with a loan officer to determine your buying power (how much home can you afford), and to get pre-approved for a loan. Sellers typically work better with buyers that have a loan pre-approved.
- Determine your wants, needs and budget.
What style of home, size and price range are you looking for? What neighborhoods do you like?
- View properties that meet your criteria.
Preview enough homes so you see what is available in the market place.
- You've found a home you like.
Be prepared to act and proceed quickly. A back up selection may be a good idea if your first choice doesn't work out.
- Make an offer to purchase.
Work with your agent to help you prepare and present your offer to the seller. Be prepared to negotiate, as counter offers are typical.
- Consider having a home inspection done by a professional home inspector.
Evaluating the property with a professional inspector will help you locate and address any possible/potential problems that can be dealt with in negotiations with all parties.
- Prior to closing have a final walk through.
Determine if items included in the purchase agreement remain on the property.
- Close on property.
Your closer, agent, and loan officer will help you through this process.
- Moving in.
